Why is this role important?

Real Estate Manager, Quebec

The Opportunity:

We currently have an open position for a Real Estate Manager to be based out of our Montreal office.  Reporting to the Director of Real Estate, the Real Estate Manager is responsible for sourcing new store locations, analyzing site plans, reviewing, managing and negotiating leases, lease renewals, and assisting in advancing projects through the municipal process. The job requires travel (approx. 15% of the time) throughout all major Quebec markets and occasionally to Toronto.

Accountabilities:

  • Evaluate and analyze prospective new store locations and retail developments;
  • Analyze proforma to determine financial feasibility of new store locations;
  • Develop relationships with developers and landlords across Eastern Canada;
  • Assist in the preparation of real estate committee presentations;
  • Work directly with landlords and brokers to source new locations to meet growth needs for all Loblaw banners;
  • Assist the Director of Real Estate and legal team to prepare real estate contracts, Letters of Intent, Offers to Lease and Lease Amendments;
  • Negotiate rental rates for up-coming lease renewals for all Loblaw banners;
  • Assist the Director of Real Estate in the negotiation for new store leases and purchase and sale agreements;
  • Assist the store design, development and construction team to ensure that stores are opened on time;
  • Assist in retail site design for prospective sites.

Role Requirements:

  • Post Secondary Education is required;
  • Bilingual French/English is essential.
  • Experience in commercial real estate industry is preferred;
  • One to two years’ experience in negotiation is considered an asset;
  • Ability to work effectively with multiple teams;
  • Strong problem-solving skills and organizational skills;
  • Great communicator (both oral and written);
  • Excellent self-starter and independent worker;
